The BIMON method
From requirements to digital twin, with the same rules
Every job, small or large, follows the same information management stages. The scale changes, the method does not: that is why a model built during design can serve construction and then operations.
- 01
Requirements
What the client needs to know, when and in what form. We start from the uses of the model, not from the software.
What we deliver
- ✓Exchange information requirements (EIR)
- ✓Organisational and asset information requirements
- 02
Plan
Who produces which information, at what detail and by when. The plan becomes the reference for every supplier.
What we deliver
- ✓Pre- and post-contract BIM execution plan (oGI, pGI)
- ✓LOD/LOI matrix by stage
- ✓CDE set-up
- 03
Models and coordination
Survey, discipline models and MEP design, federated and coordinated at a fixed rhythm. Clashes are solved in the model, not on site.
What we deliver
- ✓Native and IFC BIM models
- ✓Clash detection reports
- ✓Drawings and quantities from the model
- 04
Checking
Every delivery is checked against the requirements, with written and repeatable rules. Non-conformities get an owner and a closing date.
What we deliver
- ✓Checking rules
- ✓Non-conformity reports by supplier
- ✓Progress dashboards
- 05
Construction
The model becomes a control tool: time and cost linked to it (4D, 5D), progress measured with scans and field data.
What we deliver
- ✓4D programme and 5D analysis
- ✓As-built versus model comparison
- ✓As-built model
- 06
Operation
The as-built model is linked to BMS, sensors and maintenance. It becomes the digital twin the facility team uses every day.
What we deliver
- ✓Asset data for operations
- ✓BMS and IoT integration
- ✓Energy and maintenance dashboards
Commercial questions
What kind of contract do you work under?+
Under a contract or letter of appointment that sets scope, deliverables, timeline and fee. With public clients we follow the procedures of the Public Contracts Code. We can work directly for the client, for a contractor or a designer, or in a joint bid with other firms when the tender allows it.
Who owns the models and the data?+
The contract sets it out, and we make it clear in the proposal: which models and data pass to the client and for which uses, and how software tools developed during the job, such as scripts and plugins, are handled.
Do you sign non-disclosure agreements?+
Yes, when needed, before we receive any documents. Many of our projects are not published on this site for that reason.
Do you have professional indemnity insurance?+
We check the cover required by a tender or a contract at proposal stage. Tell us the limits you need and we will confirm the available cover in writing.
Can you help us prepare a tender?+
Yes. For contracting authorities we prepare information requirements and criteria to assess BIM proposals. For contractors and designers we read the tender's BIM requirements and prepare the pre-contract BIM execution plan (oGI) and technical material.
How quickly do I get a proposal?+
We reply within one working day. The time to a proposal depends on how well defined the scope is: for standard services such as Scan to BIM or model checking, documents and sometimes a site visit are enough.
Which software do you use?+
Those required by the client's information requirements, with the open IFC format for exchange. If the requirements do not specify, we propose the tools that best fit the uses of the model.
Do you work outside Italy?+
Yes. We have published projects in Europe, the Middle East, Central Asia and Latin America, and we work in Italian and English.
